Thx DM, you educated me.....again :)
Thank you Lee for watching!
Nice refresher as always...
Glad to hear it Carole, have a great weekend!
Good info. How as an agent would I know there were exception documents and that they had or had not been delivered?
April, all documents are listed on Schedule B of the committment. Additionally, you can call and request that the title company send copies to you of what they have sent to the Buyer. We are always happy to do so! Thanks for watching and hope this information is helpful.
Always good information and refresh on contract knowledge.
There is mention of delivery of the survey but not a T-47, if applicable. And what happens if the T-47 isn't delivered or is incomplete - would love some information about that.
The latest video wasn't addressing Paragraph 6C and acceptance of an existing survey. It was addressing the running of the title objection period. But, as to paragraph 6C(1) of the contract, if the Seller agrees to provide the existing survey and affidavit, he needs to provide both within the time specified, or he/she will have to provide a new survey. As to your question about incomplete, if it means the affidavit was not notarized, then I think there is no delivery. An affidavit by definition is a sworn statement so it must be notarized to meet the delivery requirements. Thank you for watching our videos!
Great info as always!
