This week Dawn addresses the new Addendum Concerning Right to Terminate due to Lender's Appraisal and suggests a couple of options Buyer has in terms of cash down payment and loan amount that would circumvent use of the new Addendum.

Help! Please! I represent the buyer.  We just executed a contract which included the Appraisal Addendum.  The sales price is $285K and my buyer is putting down 20% ($57k).   I accidentally typed 3 days after the effective date that the buyer has to terminate if the appraisal is less than sales price, $285K.   The lender says there's no way the appraisal will done in 3 days.    please help.  Thank you so much!
